What it takes to rent at Rock Ridge

The steps

1. See the home in person first. Book a self-guided tour for any day.
2. Every adult who will live in the home applies, from the Apply button on the availability page.
3. Everyone completes a pet screening, with or without pets, service animals included.
4. Once approved, the lease is signed within 24 hours and the move-in date falls within two to three weeks.

What is checked

• Income of about three times the monthly rent.
• Credit and debt-to-income, scored on the rubric. Very low credit scores or very high debt-to-income are declined.
• Five years of rental history, verified. No evictions and no money judgments.
• Proof of income: four recent pay stubs and four months of bank statements.
• Housing vouchers are welcome: income is measured against your share of the rent, and no credit check is run, as California law (SB 267) provides.

Move-in costs

• Security deposit: one month’s rent.
• Lease administration and technology fee: $150, once, at lease signing.
• Resident Benefits Package: $14.95 a month. It covers every way to pay rent, the online portal, credit reporting of your rent payments, the 24/7 maintenance line, and one-time forgiveness of a late fee and a returned-payment fee.
• Pet rent: $35 a month per pet, if you have one.
• Utilities: yours; water and trash are billed back monthly plus a $4 service fee.
